If there is the possibility of damage to the old timbered ceiling beams, the old floor construction should be removed first. Especially the beam ends (where they are supported on the exterior wall) must be carefully checked for any possible damage to the timber.
Depending on any identified damage, a Timber Protection Report should be commissioned; this should describe and record details of any damage and stipulate rehabilitation measures.
